    How do I coordinate a repair between my tenant and a contractor?

    What happens if the contractor does not respond or does not show up?

    HomeRelay checks current state and follows the landlord’s saved escalation rule. If the contractor does not reply within the set window or no-shows after accepting, HomeRelay keeps the exception visible, follows the next authorized step, and alerts the landlord if the repair cannot keep moving.

    Do I have to approve the repair before it happens?

    That is set per trade in Operating rules. Full Auto can coordinate an authorized repair under saved limits, Approve First waits for the landlord before vendor contact, and Manual leaves the repair to the landlord. The AI cannot expand its own authority. Incident-class dangers use the separate 911 path, where no repair vendor is sent during the incident.

    What about an emergency like a gas leak or no heat?

    HomeRelay separates incident response from repair coordination. A gas smell, fire, or similar danger tells the tenant to get out and call 911, alerts the landlord, and sends no repair vendor during the incident. Afterward, HomeRelay asks the landlord what needs repair. A habitability issue such as no heat takes the faster repair path, with a landlord alert if vendor contact cannot be confirmed.

    Is this just a group chat between my tenant and the contractor?

    No. HomeRelay does not put your tenant and contractor in a shared chat and step back. It runs the coordination between them and keeps the two from having to negotiate directly.
